How we turned overgrown scrubland near the A1 into a fully fenced container and yard storage site, let to households and local trades and booked online.

The opportunity

Plenty of small firms in the area were working out of driveways and garages: builders, landscapers, mechanics and online sellers. Existing self storage was mostly indoor units in town centres with poor vehicle access. There was a gap for secure, drive-up storage and yard space close to the A1, and a piece of overgrown land that wasn't doing anything.

The build

ClearanceScrub and trees cleared, ground stripped and levelled.

GroundworksMembrane and compacted hardstanding laid, with container bases and van turning space.

SecurityGalvanised palisade fencing, a gated entrance, individually gated yard plots and 24/7 CCTV.

ContainersNew 20ft containers delivered and craned into place, single height.

The result

The site is let to a mix of households and businesses. Containers fill from online bookings with no sales team, yard plots are let to local trades on monthly licences, and groundworks are done for a further 36 containers as demand grows.
