How is electricity charged in the units?
Each let has its own sub-meter. We recharge your actual usage plus a fixed monthly standing charge, with readings shown on every invoice.
Is VAT charged on the rent?
Yes, rents are subject to VAT.
Who pays business rates?
Business rates are payable by the occupier. Many small units qualify for small business rate relief, so check with the local council.
Can I fit the unit out?
Usually yes, with our written agreement first.
Licence or lease?
Shorter lets go on a simple licence with no solicitor needed. Longer lets can go on a lease. Our guide explains the difference.
