Property management
What rents does the calculator use?

Typical East Midlands rents: roughly £6 to £9 per sq ft a year for industrial and warehouse space, £7 to £11 for workshops and trade units, £11 to £17 for offices, and £30,000 to £90,000 an acre a year for let yard and container storage land. Your appraisal uses evidence for your actual location.

What does management cost?

Full management is charged as a percentage of the rent we collect, typically 8 to 12% depending on the size of the property and the number of tenants. The calculator allows for this and for a small void allowance.

What's the difference between managed and leased?

Managed: you keep the rent, less our fee, and see everything in your owner portal. Leased: Stag takes a lease of the whole property at a fixed rent, below the full rent roll, and carries the voids, arrears and running costs.

Do I have to pay for refurbishment?

Not always. On buildings, refurbishment is usually the owner's cost, quoted up front. On land we turn into yards or storage, Stag can fund the fit-out in return for a share of the rent.

How accurate is the calculator?

It gives an indicative range. The real figure depends on location, condition, lease terms, planning and local demand, which is what the free appraisal works out.
