Renting yard space: 10 things to check before you sign

A practical checklist for builders, landscapers, plant hire and fleet operators renting a secure yard: planning, access, security, surface, power and terms.

By Stag Commercial Group4 min readUpdated October 2026

The checklist

  1. Planning: is open storage permitted on that land for your use? Unauthorised yards get enforcement notices, and the tenant has to move.
  2. Hours: are there limits on when vehicles can come and go?
  3. Access: can your biggest vehicle get in, turn and get out without reversing onto the road?
  4. Surface: will it take your plant in a wet winter without rutting?
  5. Security: perimeter fencing, your own gate, CCTV and lighting.
  6. Insurance: does your policy cover kit stored off your own premises, and what security does it require?
  7. Power and water: available now, or only on request?
  8. Dry storage: can you add a container to your plot?
  9. Terms: notice period, deposit and what happens if you need more space.
  10. Exit: what condition must you leave it in?

Questions worth asking the landlord

  • How long have current tenants been there?
  • Who else is on the site, and what do they do?
  • How are gate codes and access managed?
  • What happens if a neighbouring tenant blocks access?

Our yards

Our yard plots are individually gated inside a palisade-fenced site with 24/7 CCTV, on compacted hardstanding, on a rolling monthly licence with no solicitor fees.
