What it does on a storage site
Every container on one board
C01 to C150, plus any yard plots, units or parking on the same site. Green is let, amber is empty, red owes you money. Tap a container for the tenant, their agreement and what they've paid.
Who's late, without digging
Monthly invoices and payments come in from Xero, read-only, and land on the right container. Lots of small tenants paying small amounts is exactly where late ones get missed.
Fill the empty ones
List empty containers with a size, price and photos on your own public vacancies page. Share the link wherever you advertise, and enquiries come to your inbox and the app.
Gate, CCTV and fire risk
Fire risk assessment, insurance and EICR dates with reminders, plus anything else with a renewal date, like the CCTV maintenance contract or the gate service. Repairs go on the same list with photos.
Agreements and move-outs
Storage agreements, contact details and notes filed against each tenant. When someone moves out, mark them as gone and the container shows as empty on the board.
A Monday summary
One email each week with who owes what, what was paid, what's empty and what's due on the site.
It isn't a booking system
Site Manager doesn't take online bookings or card payments, or hand out gate codes. Booking systems do that well. This is where it fits instead.
Spreadsheet and Xero, no booking system
Site Manager replaces the spreadsheet. Your repeating invoices in Xero become containers and tenants, and the board shows who's late and what's empty.
Already on a booking system
Keep it for bookings. Use Site Manager for the rest of the site: compliance, repairs, power and any units or yards. There's no direct sync, but if your system posts invoices to Xero, Site Manager reads them from there.

Questions we get asked
Is it a booking system?
No. It doesn't take online bookings or card payments and it doesn't control gate access. If you need that, keep your booking system. Site Manager covers the rest: arrears by container, empty containers, compliance, repairs and any other space you let.
We just use a spreadsheet and Xero. Will it work?
Yes, that's what it's built for. Connect Xero and your repeating invoices become containers and tenants. Tidy up the rest by hand, or send us the spreadsheet and we'll set it up.
Which plan do I need for 60 containers?
Each container counts as a space. Standard covers up to 40 for £59 a month + VAT. Above that, Estate covers any number for £99 a month + VAT. Pay yearly and you get two months free.
Will it chase late payers for us?
It can. Switch on arrears reminders and tenants linked to Xero get an email at 7, 14 and 28 days overdue (you choose the days), with replies coming to you. If you'd like someone to do the chasing, co-managed starts from 6% of the rent collected and we work from the same account.
Can I advertise empty containers with it?
Yes. Each empty container can have a listing with photos on your own public vacancies page. Share the link on your website, Facebook or wherever you advertise, and enquiries come straight to you.
